The Twilight Zone: The Home Inspection Edition

Lately, selling real estate on the Emerald Coast feels like an episode of The Twilight Zone... especially when the home inspection report arrives.

You spend weeks finding the perfect house. The buyers love it. The sellers are thrilled. Everyone is happy and is headed toward closing...

Then the inspection report hits your inbox.

Cue the eerie music.

Suddenly, the house that survived hurricanes, tropical storms, tourists, teenagers, and 20 years of Florida humidity is apparently hanging on by a single loose GFCI outlet.

A missing doorstop? Safety hazard.

One interior door is misaligned? Potential foundation concern... according to someone's imagination.

A smoke detector with a low battery? We're one chirp away from total catastrophe.

The water heater was manufactured before TikTok existed? Better start preparing the farewell ceremony.

Then comes my favorite part...

The buyer reads a 68-page inspection report and is convinced the house should be condemned.

The seller reads the same report and says, "That's all normal."

The inspector is thinking, "I'm just reporting what I found."

And somehow the REALTORĀ® becomes the unpaid therapist trying to convince everyone that a loose toilet seat is not a federally declared disaster.

Meanwhile, it's Florida.

A gecko on the lanai is not a "pest issue." A little sand in the garage is not a defect. The HVAC is 11 years old; it does not mean it's powered by coal.

Of course there's a little rust on an exterior screw that's been breathing salt air since Jimmy Buffett was topping the charts.

Yet somehow, after three days of negotiations over a $7 weatherstrip, a $12 doorstop, and a $15 smoke detector battery, everyone signs the closing documents on a house worth a million dollars.

Selling real estate on the Emerald Coast isn't just a career...

Sometimes it feels like surviving The Twilight Zone one inspection report at a time.
